This Newark Real Estate Market Report February 2018 is based on statistics from Bright MLS.  

Over the last 5 years, the Newark Delaware area (including Glasgow) has seen home prices that average $217,290 gradually increase to $239,292 by the end of 2017.

Each neighborhood has its own features and styles and average home sales price.    The Newark area includes single-family residences, condos, and townhouses.

National Real Estate Market

According to the National Association of REALTORS®, Nationally January Sales were down 3.2% from December and down 4.8% from last year.  The Median Sales price was up 5.8% to $240,500.  Prices are up in 92% of all markets.  Prices are at new highs in 63%.  Active Listings were up 9.5%.  Average Days on Market was 42 Days.  The 30-Year fixed mortgage rate was 4.9% nationally.  The National Forecasted Home Price growth is up 2.7% from 2017.

Newark Real Estate Market Report-Overview

Newark Delaware had a 5.9% decrease in new listings in February, down to 160.  

Closed sales fell 22.3% to 94 sold homes.  Pending sales fell 14.4% and average days on market dropped 11.5% to 54.  

Single family detached inventory was down 29.2% to just 194 homes.  The median sales price was up 12.3% to $222,350.  

Home sellers were getting an average of 95.8% of their asking price.  

The highest priced home sold in Newark was in Autumnwood for $555,000.

Last Months Market Report

Newark Real Estate Market-19702

Newark Delaware 19702 had a 58.5% increase in listings in February 2018, up to 65 from just 41 in the same period last year.  Single-family Detached inventory was down 30.6% to 50 homes.  The highest priced home sold in 19702 was in Salem Woods for $377,000.

Closed Sales were down 40.4% to 31 closings.  Pending Sales were up 57.6%.    

The median sales price was up 15.9% to $208,500.  The average Days on Market for February 2018 were 36 days down from 49 last year, a decrease of 26.5%.  

Home Sellers were getting an average of 97.5% sales to list price ratio.

Newark  Housing Market 19711

The 19711 Newark Delaware Housing market saw a decline in new listings of 26.5% to 36 listings.  

Closed Sales were flat with 28 homes sold and Pending Sales were down 43.9% to 23 under contract.  

The median sales price was up 4.0% to $241,000.  Average Days on Market were down to 66 a decrease of 10.8%

 Single-family inventory was down 29.3% to only 53 homes for sale.  The highest priced home sold was in Autumnwood and sold for $555,000.

Newark Home Market 19713

Newark 19713 home listings were down 33.3% to 26 in February.  Closed Sales were down to 13 homes sold, a decrease of 27.8%.  Pending Sales were up 9.5% to 23.  

The median home price in 19713 zip code was $164,000, a decrease of 6.8%.   Average Days on Market were down 12.7% at 48.  

Sellers got 98.2% of their list price in February. Single-family home inventory was down 31.3% to 44.  

The highest priced home in 19713 was in Gender Woods and sold for $255,000.
